With the housing market at a high, professional home stagers and designers have a large audience of people looking for their help.

So Erica Meister Hondroulis created Fritzhenry Design and Home Staging, named after her two sons, out of her passion for design.

With a love of design and organization as well as a desire to help others improve their lives, Hondroulis found a perfect fit in home staging.

Fritzhenry is based in Hondroulis’s hometown of Bexley, where she grew up and currently lives.

Her business is a culmination of what Hondroulis has been doing all of her adult life: Making every space she has lived in feel like home, regardless of budget or resources.

Now, she’s applying her creativity, keen eye for color, knack for organization, and positive obsession for details to her clients.

“Home staging is like product packaging,” she said. “The broader the appeal, the more people will take interest.”

For anyone needing home staging, an idea or vision for a space, or a home design to simplify your living area, Hondroulis can address any of those issues.

When starting her business, Hondroulis did in-depth research on home staging training programs, courses and certifications. She stumbled upon StagedHomes and was personally trained by Barb Schwarz, its owner.

Hondroulis is one of only six Accredited Staging Professional Masters in Ohio, and one of only three in central Ohio.

Fritzhenry uses proven techniques to stage homes to sell quickly and for top dollar — this is their “stage to sell” service.

According to Hondroulis, 95 percent of staged homes sell in 11 days or less and sell for 17 percent more than un-staged homes.

She also gives sellers a tip to use before putting your house on the market.

“Don’t overlook the little stuff. Broken or dirty switch plates and outlet covers make a difference. Buyers think ‘If the sellers can’t take care of the little stuff, what did they do about the big stuff.’”

Fritzhenry also works with people who are not planning to move by helping them make the most of their living space, indoor or outdoor.

They provide “stage to live” services to re-style a space using either items already owned or starting from a blank slate.

Fritzhenry also helps homeowners declutter.

“We all have ‘stuff’ in our homes,” said Hondroulis. “We do not believe in just tossing everything and starting over — we believe that your possessions should be handled with respect and care.”

The company will help homeowners sort through items and create a simplified space to live in.

Another service is to stage parties — creating spaces for any occasion ranging from weddings, holidays, family reunions, birthdays and more.

Costs start around $1,250 depending on the state of the residence, square footage and any furniture that’s rented, according to the Real Estate Staging Association.

That may seem like a lot of money to spend on a home for sale, but staging is an investment with a high return, said Hondroulis.

“Anything we put in, we want to make sure you’re getting your money back,” she said.
